We offer three levels of letting service, as detailed below. The type of service you require will depend upon how involved you wish to be in the day-to-day management of your property.  We will be happy to discuss with you the type of service that will best suit your requirements. We maintain a flexible attitude and are generally able to adapt our service to meet our client’s individual circumstances and needs.

Let Only Service

We will:

  • Provide a rental valuation of the property.
  • Prepare detailed property particulars.
  • Advertise the property until suitable Tenants are found.
  • Accompany all viewings with prospective Tenants to provide a level of security, whilst being on hand to answer any questions they may have.
  • Undertake full credit referencing using an independent credit reference agency.
  • Prepare the Tenancy Agreement and all legal documentation.
  • Collect the first month’s rent and the security deposit to be held against damages chargeable to the Tenant.
  • Renew the Agreement where required at the end of the Term.
  • Attend to the return of the security deposit, minus any deductions at the end of the Tenancy.

Letting and Rent Collection Service

In addition to the Let Only Service we will:

  • Collect monthly rent from the Tenants and forward to your designated bank account by BACS.  The net rent will be sent to your nominated account the same day and this will take 3 to 4 working days to clear.
  • Arrange payment of any maintenance charges and ground rents of leasehold properties if requested to do so.  Payment will be deducted from the rent due to you.
  • Take appropriate, initial action in the event of rent arrears.  Where such arrears occur informing the Landlord or their nominated representative.
Fully Managed Service

In addition to the Letting and Rent Collection Service we will:

  • Carry out property visits every three months. This is only a visual inspection and not a full inventory check or a structural survey of the property. We will send you a full report on the condition of the property.
  • Supervise any maintenance works which may be required at the property, liaising with both contractors and Tenants on all matters.  Your instructions will always be sought prior to the commencement of works unless they are deemed to be urgent and we are unable to reach you on the contact details held.
  • Advise utility companies (electricity, gas, water and the local Council) of the transfer of accounts to the Tenant(s).

All fees must be paid on completion.  These will be deducted from the first month’s rent we take from the Tenants when they move into the property.  Should the first month’s rent not be sufficient to cover our fees, we ask that the outstanding balance be paid on receipt of our invoice.

Additional services

For an additional charge we can provide the following services on all levels of letting agreement:

  • Arranging for the preparation of a fully itemised inventory and schedule of condition of the property and its contents prior to the commencement of Tenancy.
  • Meeting with Tenant(s) at the property at the start of the Tenancy and check the property against the inventory and schedule of condition.
  • Arranging for the initial inspection of all gas appliances within the property by a CORGI registered engineer who will issue a Landlord’s Gas Safety Certificate.
  • Arranging for the renewal of the Landlord’s Gas Safety Certificate, where appropriate, on an annual basis, by a CORGI registered engineer.
