Following a free no-obligation property rental valuation we use tried and tested methods including boards, local newspaper ads, our own website and top online portals such as Rightmove to market your property. To support our marketing efforts our team of energetic, pro-active staff will be busy matching your property to qualified applicants from our extensive database.

In this way we maximise exposure of your property to achieve to plenty of qualified viewings, which leads  to speedy letting of your property.

Finding a suitable tenant

At RNR we know the importance of securing a suitable tenant. We have an abundance of up-to-date applicants’ details stored on our database, from professional individuals to families.


We will carry out thorough checks on suitable tenants. We employ an external specialist agency to obtain references on your behalf. As well as carrying out credit checks they will contact the tenant's employer and current/previous landlord. If the references are unsatisfactory we will not proceed further with the let. At RNR we are so confident in the calibre of tenants we secure that we provide 6 months’ free rent guarantee insurance to all landlords.

Safety and certificates

As a landlord you are liable for the safety of your tenant and there are a number of checks and certificates that you need to have in place before letting your property.

  • The law requires all properties for let in England and Wales to have an Energy Performance Certificate (EPC). The certificate is valid for 10 years.

  • If gas is supplied to the property, a gas safety certificate for any gas appliances must be provided annually by a Gas Safe Registered engineer.

  • You should ensure that all electrical goods are safe to use and are supplied with operating instructions. Furniture must meet fire safety regulations.


Before the tenancy begins we recommend that an inventory is compiled. This will provide a full detailed assessment of the condition of the property and all items within the property. Once the tenants have completed their tenancy and provided adequate notice the inventory can be checked for losses or damages. Due to our stringent referencing procedures and the high level of security deposit obtained from tenants we have found that loss and damage problems are rare.

Contract and completion

On the agreed check-in date the tenants will meet our friendly staff at our town centre offices. Once the deposit and one month’s rent in advance have been paid in cleared funds and the relevant paperwork has been signed we will release the keys to the new tenant.
