We will accompany all prospective buyers on viewings using our expertise to help sell your property. We have recently acquired a new fleet of Mercedes cars enabling our skilled negotiators to chauffer drive prospective buyers to your property and answer any questions along the way.


As we carry out viewings we will keep you updated on any interest the property is receiving and provide feedback from any prospective buyers.

As soon as an offer is put forward we will call you to discuss the offer in the context of the buyer's situation and the ability of the buyer to proceed. We will negotiate any offers on your behalf to ensure we get the best result.

Once you have accepted an offer you will require a solicitor to complete the legal process of transferring the ownership of your property. The successful sale of your property can depend on the instruction of an efficient and experienced solicitor. We can offer recommendations if required.

Offer agreed

As soon as an offer is agreed we will prepare a memorandum of sale and write to all parties confirming the agreed sale price.

Your solicitor will send out a draft contract to the buyer's solicitor who will then complete preliminary enquiries. You will also be able to agree on dates for the survey on your property, exchange of contracts and proposed date for completion.

The buyer and their mortgage lender carry out any valuations and surveys on the building and check that everything is as it should be with the paperwork.

We will advise you and negotiate on your behalf throughout this process, keeping you informed every step of the way.

Exchange of contracts

At this stage your solicitor will draw up the contract of sale for both parties to sign. Once the contract has been signed by both parties the deposit (usually 10% of the purchase price) will be transferred or paid in the form of a banker's draft by the buyer's solicitor to your solicitor.

After you've formally exchanged contracts, you're legally obliged to sell the property to your chosen buyer and they're obliged to buy it from you.


Completing the sale is normally as simple as getting a phone call from your solicitor informing you that everything has gone smoothly.

This means both parties' mortgages have been paid off and new arrangements put in place, the solicitors have successfully arranged the legal transfer, and the property officially belongs to your buyer.
