When selling your property, first
impressions are all important – it’s
often the make or break factor. If your home
looks well cared for, then the potential buyer
will presume that everything beneath the surface
– boilers, pipe work, insulation etc –
will also be well maintained.

If you present a home which has
a number of cosmetic flaws, however minor (peeling
paint, cracked plaster, or missing handles),
then the buyer will automatically presume that
your property may also have less visible structural
problems.
In general, it doesn’t
cost a fortune to make your property more
appealing to prospective buyers. Major
improvements, such as a new roof or kitchen,
rarely recoup their cost from a buyer.
But add a few minor cosmetic touches –
a bit of time and effort – and it
could make all the difference.
So ask your agent at RNR for their
opinion. They will have sold a number of properties
similar to yours and will know what prospective
buyers are looking for in a home. Ask them what
market you should be targeting and what will
and won’t help you sell your property
to that market. |

If your property lacks that immediate
visual appeal from the outside, then it’s
likely to put potential buyers off even before
they set foot inside and whatever magic you’ve
worked will be wasted. Here are a few tips:

Regularly maintain
your front garden – mowing lawns,
trimming hedges, pruning trees,weeding flowerbeds,
watering plants, clearing debris etc; |

Repair any visible cracks
in the foundations, steps, paths, walls
and patios; |
|
|
Repair any peeling paint
on doors and window frames; |
|
|
Clean and align any guttering; |
|
|
Repair or replace any loose
or damaged roof tiles; |
|
|
Keep paths neat and clear
of any debris; |
|
|
Place flower pots or hanging
baskets so that they are clearly visible; |
|
|
Keep your garage door closed
(unless of course, you consider it a selling
feature); |
|
|
Apply a fresh coat of paint
to the front door; |

Clean the windows. |

Once you’ve grabbed the
buyer’s attention, it’s the interior
which will seal the sale. So set aside some
time to wander around the property and try to
see the house from a potential buyer’s
point of view. Here are a few tips that can
get you closer to making the sale:

Clean every room
and remove any clutter, making it seem brighter
and more spacious; |

Hoover all carpets and wash
all laminate or wooden floors; |
|
|
Remove any clutter from the
kitchen counters; |
|
|
If necessary, paint any dark,
dirty or strongly coloured walls with a
neutral shade such as Magnolia; |

Repair cracks, holes or any
signs of damp; |
|
|
Repair or replace damaged
tiles, plasterboard or wallpaper; |

Repair or replace broken
or cracked window panes or damaged woodwork; |

Inspect the plumbing, central
heating and alarm systems; |

Repair dripping taps or showerheads; |
