We provide FREE emergency call-outs on any maintenance issues (within working hours) and 6 monthly property inspections along with a report as part of our fully managed service. Our services also include:-



  • Visiting the property and advising as to the achievable rental income under current market conditions
  • Production and distribution of marketing material, to include photographs and floor plans
  • Advertising the property online and on our own portal and general marketing, including the provision of a ‘To Let’ board
  • Interviewing tenants and advising them of the availability of your property
  • Arranging accompanied viewings, or by appointment with the landlord or current occupant
  • Negotiating on behalf of the Landlord the terms of a proposed tenancy and any special conditions
  • Completion of a comprehensive credit and employment / income check on prospective tenants through a third-party professional tenant assessment company
  • Preparation of the relevant tenancy agreement and associated documentation and arranging for tenants to sign the necessary and important legal documents
  • Collection of security deposit from tenants, to be lodged in our client account and protected by an appropriate industry-approved client money protection scheme
  • Collection of the first month’s rent in advance from tenants
  • Registration of tenants’ security deposit in the Tenancy Deposit Scheme (TDS) in accordance with our membership and current legislation
  • Provision of a copy of the signed tenancy agreement and any associated documentation, following completion
  • Arranging for collection of the ongoing monthly rent from the tenant on the due date and paying over to the landlord (less our monthly fees), normally within five working days of receipt of cleared funds. Rent payments will be made by BACS direct to the landlord.
  • Provision of a monthly statement of account and payment advice
  • Negotiating on behalf of the landlord any rent increase on renewal of a tenancy, as required
  • Arranging for the relevant notice to be served on tenants to end a fixed-term, or periodic tenancy
  • Arranging for the renewal of a tenancy agreement, when required
  • Arranging for the preparation of a comprehensive inventory and schedule of condition of the property and its contents
  • Arranging for safety checks to be carried out as required on gas (mandatory), and electrical services and appliances
  • Management visits to the property approximately every four months and provision of a written or verbal report
  • Arranging for minor repairs, including scheduling for contractors to attend the premises, obtaining estimates or quotes where necessary, and settling accounts from rents received
  • Carrying out a final inspection of the premises upon termination of the tenancy and taking relevant meter readings
  • Handling matters on behalf of the landlord relating to the release of tenant’s security deposit following the final inspection
